Fire rated sealant for homes and businesses in Sunnymeads
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We work on service penetrations, flats & HMOs and door frames, and the jobs we see most are open holes round services passing through fire walls and unsealed gaps around fire door frames.
Somewhere as small as Sunnymeads, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. They all have washrooms, kitchens and service openings that need the right sealant.
Our work is backed for twelve months.

Keeping the joints in good condition
After the cure time, these simple habits help:
- Plan fire stopping into any work that goes through walls or floors
- Store the list of sealed gaps with your building paperwork
- Make resealing part of every contractor’s brief
- Don’t fill fire-stopping gaps with ordinary foam or silicone
Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.
A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so you can show it was dealt with.

What we need to know
To make quoting easier, please include:
- The problem you’ve noticed

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
Workplaces and buildings in Sunnymeads
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We work to the specification you’re given, installing the product to its tested details.
Schools such as Wraysbury Primary School are buildings too, and fire-stopping around service openings should be restored whenever new services go in. If you let a flat or house near Sunnymeads station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. If you look after a church, hall or community building such as SS Peter and Andrew's Church, gaps around pipes and cables are worth checking after any building work there.

Surface by surface
Masonry and concrete
Preparation counts on brick, block and concrete. The gap is cleaned and backed where required.
Plasterboard walls
Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall for each gap size.

The process
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on how many gaps there are from start to finish. Somewhere as small as Sunnymeads, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products.
Preparing for the visit
- Keep pets and children clear of the area while we work
- On commercial sites, let us know about site rules
- Let us know about earlier repairs to the joints

Yes, Sunnymeads is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.
Is Sunnymeads within the area you cover?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Where do you work from?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do you provide details of the products used?
Yes. We note each location and the product that went in, so you have it on file.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Are you insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Can you match the sealant colour?
Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.
Can new sealant go over the old?
No, it will not last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Honest limits
New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:
- Sign-off of the building, which sits with building control or your assessor
- Fire doors that need new seals, closers or hardware
- Large holes that need a different fire-stopping system
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.
Surfaces we seal
- Service penetrations
- Plasterboard & masonry
- Linear gaps
- Flats & HMOs
- Door frames
- Pipe & cable gaps
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
