Bathroom resealing in SL3: how it works

Homes in SL3 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on wet rooms, baths and kitchen worktops & upstands, and common reasons people get in touch are two layers of silicone, both failing and a messy, uneven bead from a previous reseal.

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job usually takes a morning or an afternoon for most single baths and showers.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Bathroom resealing across SL3: local notes

Our bathroom resealing work across SL3 covers homes, rentals and businesses, in Langley, Upton and Datchet and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in SL3, joints are cleaned back properly before anything new goes in.

Langley: For an older house near a landmark such as St Mary the Virgin Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Langley station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • A bath or tray that moves because it isn’t properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Tiles that have come away from the wall

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again.

What your quote should include

  • Who turns up on the day
  • Which sealant they’ll use, and why
  • How the colour is chosen
  • Whether all the old sealant comes out first

Quotes for bathroom resealing in SL3

You will get a clear quote before any work starts. It’s based on:

  • The size of the job
  • Any mould that needs treating
  • The product the joint needs
  • The old material and how stubborn it is

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

What to tell us when you ask for a quote:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs
  • The rough size of the job

We quote each job on its own, so start by telling us what you need. Just ring 0345 464 0079 or drop us an email with the details, and photos are welcome.

Different surfaces, different methods

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Common questions in SL3

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Where are you based?

We work from Crawley. We cover SL3 and the rest of Slough.

Can I choose the colour of the sealant?

You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

How much does bathroom resealing cost in SL3?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Is the work guaranteed?

Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.
