How bathroom resealing works in UB9
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Common call-outs are for cracked, shrunken or lifting silicone and two layers of silicone, both failing, on basins & vanity units, wet rooms and kitchen worktops & upstands.
We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How we quote

Where we work in UB9
UB9 has homes of every age, old and new, and in places like Hillingdon, Uxbridge and Harefield there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in UB9 is planned around the forecast.
Harefield: If you look after a building such as Harefield Infant School, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Denham station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Honest limits
New sealant can’t fix everything, and we will tell you before any work starts. It won’t solve:
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that’s regrouting)
- Movement from a bath with loose feet or no proper support
Different surfaces, different methods
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
Signs you need bathroom resealing
The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Any of these means the joints need attention:
- Shrunken sealant along the back of a worktop
- Gaps where the bath or tray has moved
- Cracked, shrunken or lifting silicone
- A messy, uneven bead from a previous reseal
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.
Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
How to look after the new joints
Good habits help new joints last longer. A few tips:
- Give the silicone its full cure time
- Run the extractor fan during and after every shower
- Check the joints every few months for splits or lifting
- Move toiletries away from the joint
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
