When it is not the sealant
We’ll always be straight with you, so here’s what new sealant won’t do:
- Water coming from the plumbing rather than the joint
- Movement from a bath with loose feet or no proper support
- Damage behind the tiles that needs a tiler
If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.
What we seal
- Baths
- Sinks & splashbacks
- Basins & vanity units
- Shower trays & enclosures
- Kitchen worktops & upstands
- Wet rooms
Looking after it afterwards
So the new joints stay in good condition:
- Use gentle cleaners on the silicone
- Wait for the cure time we give you
- Never pick at the silicone with a blade
- Squeegee the walls and tray after use
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Surface by surface
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Baths
Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.

Bathroom resealing around South Harefield
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Harefield Infant School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

South Harefield: your questions answered
Is South Harefield in your area for bathroom resealing?
Yes, South Harefield is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or email us and tell us what needs doing, and we will send you a clear quote.
Do you work for landlords with property near Denham station?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.

Common problems we fix in South Harefield
Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.
Common reasons people contact us are:
- Two layers of silicone, both failing
- Splits where the tray meets the wall
- Gaps between the worktop and the wall
- Cracked, shrunken or lifting silicone
For landlords with property near Denham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What to look for in a quote
- Who does the work, and how experienced they are
- How the colour is chosen
- Whether they seal over old material or remove it
- How hidden problems are handled
What we do, step by step
On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work normally takes half a day or less for one room, longer when the kitchen is included. In a small place like South Harefield, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.
How to prepare
- Mention any parking rules near the property
- Let us know about earlier repairs to the joints
- Keep children and pets away from the work area
