How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes half a day or less for one room, longer when the kitchen is included. For a job in Beaconsfield, we need access to where the work is and somewhere nearby to park. If the job is outside, mention gates, side access and anything above ground floor.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed

Advice

About our bathroom resealing in Beaconsfield

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include black mould in the silicone that won’t clean off and two layers of silicone, both failing, on sinks & splashbacks, kitchen worktops & upstands and wet rooms.

Plenty of homes in a town like Beaconsfield have had new bathrooms and kitchens over the years. Sealant run over the top of an old bead is a common cause of leaks and mould, so we take every joint back to clean before anything new goes in.

Whatever the size of the job, you get the same 12-month guarantee in Beaconsfield and across Buckinghamshire.

Common questions in Beaconsfield

Do you work for landlords with property near Beaconsfield station?

Yes. We work for landlords and letting agents as well as homeowners. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Is Beaconsfield in your area for bathroom resealing?

Yes. We work across London and the South East, and Beaconsfield is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear quote.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Does the resealing come with a guarantee?

Yes. Our 12-month guarantee covers every job, and we’re ARBOMaster approved applicators.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • A leaking waste, trap or valve
  • Cracked or missing grout between tiles (that’s regrouting)
  • A tray or bath that is cracked through

If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the job changes by surface

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Avoid abrasive pads on the sealant
  • Stick to a soft cloth and a mild cleaner
  • Give the silicone its full cure time
  • Dry the bead with a towel now and then

In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Bathroom resealing around Beaconsfield

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Beaconsfield. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For an older house near a landmark such as Church of St Michael and All Angels, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Butlers Court School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Beaconsfield station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Leave it or put it right?

Sorting it now is quick: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Around Beaconsfield, failed sealant lets water into hidden places, such as under the floor, behind a panel or into a wall. Whatever the joint, failed sealant only gets worse.

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, phone 0345 464 0079 or email us and we will give you an honest view and a quote.
