Our bathroom resealing service in HP9
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on sinks & splashbacks, baths and basins & vanity units, and people most often call us about a reseal done over the top of the old bead and gaps where the bath or tray has moved.
The work is kept neat and contained to the area we’re working on. The job normally takes a morning or an afternoon for most single baths and showers.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.
What you will pay
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What you get with us
- White, clear, grey or another colour, product permitting
- An ARBOMaster approved applicator
- More than 20 years in sealant work
- We never seal over old sealant
Getting a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
Local landmarks in Beaconsfield
Around Beaconsfield, our work takes us to homes and buildings near The Chiltern pub, Beaconsfield High School and Butlers Court School and the streets around them. You will also find Church of St Michael and All Angels (within half a mile north-east) and Davenies School (less than half a mile east). There’s a railway station in Beaconsfield itself: Beaconsfield station. Well-known places in the area include High Wycombe Castle (4.6 miles west) and Chalfonts and Gerrards Cross Hospital (3.7 miles east). Not far away are Holtspur Bank.
Bathrooms and kitchens across HP9
Homes across HP9 range from older properties to new builds, and in places like Beaconsfield, Chalfont St Giles and Seer Green there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in HP9.
Beaconsfield: For site and facilities teams at buildings such as Butlers Court School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Beaconsfield station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Run the extractor fan during and after every shower
- Wipe up water along the back of the worktop
- Avoid abrasive pads on the sealant
- Dry the bead with a towel now and then
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Common problems we fix in HP9
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
Signs it’s time to call us include:
- Leaks into the floor or ceiling below
- Smears of silicone across the tiles
- Gaps between the worktop and the wall
- Black mould in the silicone that will not clean off
Different surfaces, different methods
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Your questions about bathroom resealing in HP9
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do you work in HP9?
Yes. We cover HP9 and the rest of Buckinghamshire, as part of our work across South East England, London and Scotland. To book, call 0345 464 0079 or email us.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
