About bathroom resealing in HP6
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on wet rooms, kitchen worktops & upstands and basins & vanity units, and common reasons people get in touch are gaps between the worktop and the wall and sealant that has split, shrunk or peeled away.
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, usually around 24 hours.

Bathroom resealing across HP6: local notes
Across HP6, from Amersham, Little Chalfont and Amersham on the Hill outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in HP6, joints are cleaned back properly before anything new goes in.
Amersham: If you live in an older home near St. Michael and All Angels, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near Amersham station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What affects the cost of bathroom resealing
Jobs vary more than people expect. What affects the quote:
- How many rooms, windows or areas are involved
- The product the joint needs
- Mould in or behind the old joints
- Access and height
Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.
Helping us quote
To help us quote quickly, let us know:
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
- Roughly how big the job is
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
Leave it or put it right?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later.
What your quote should include
- How long the guarantee is
- How long to leave it before use
- How hidden problems are handled
- Whether all the old sealant comes out first
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Check the joints every few months for splits or lifting
- Dry the bead with a towel now and then
- Do not leave water standing on kitchen joints
- Never pick at the silicone with a blade
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Catching it early keeps it a simple reseal.
When something else is needed
It helps to know what we cannot do:
- Cracked or missing grout between tiles (that’s regrouting)
- A tray that rocks until it’s re-bedded
- Tiles that have come away from the wall
HP6: your questions answered
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme.
Do you remove the old sealant?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Call for a quick quote.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.
