About bathroom resealing in HP3
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on sinks & splashbacks, shower trays & enclosures and kitchen worktops & upstands, and the jobs we see most are black spots spreading through the bead and failed sealant on the screen profile.
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
What you’ll pay
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What you get with us
- We never seal over old sealant
- Approved under the ARBOMaster scheme
- Neat joints and a tidy finish
- We are fully insured

Landmarks near Apsley
Around Apsley, our work takes us to homes and buildings near The Oddfellows Arms, Two Waters Primary School and Gadebridge Park. The closest station to Apsley is Apsley station, roughly 0.5 miles south-east. Well-known places in the area include Hemel Hempstead Hospital (0.9 miles north). Not far away are Long Deans.
Bathrooms and kitchens across HP3
In HP3, bathroom resealing takes in flats, houses, rentals and businesses, from Hemel Hempstead, Grovehill and Woodhall Farm to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across HP3 is planned around the weather.
Apsley: Schools such as Two Waters Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Apsley station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.
Different surfaces, different methods
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
When it is not the sealant
Before you book, it’s worth knowing the limits:
- Loose or hollow tiles, or failed tanking behind them
- Failed grout lines across the wall
- A tray or bath that’s cracked through
Why deal with it now?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.
Comparing quotes
- Whether all the old sealant comes out first
- Whether VAT is included
- Whether the sealant suits the joint
- Whether you can choose the colour
HP3 questions
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Is white the only colour available?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Is the work guaranteed?
Yes. Every job carries our one-year guarantee.
Can mouldy silicone be sorted out?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
What does bathroom resealing cost?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.
