How bathroom resealing works in HP2

It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We are often asked to deal with splits where the tray meets the wall and sealant that has split, shrunk or peeled away, across kitchen worktops & upstands, basins & vanity units and sinks & splashbacks.

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Bathrooms and kitchens across HP2

Homes across HP2 range from older properties to new builds, with plenty of rented property in places like Hemel Hempstead, Grovehill and Woodhall Farm. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.

Hemel Hempstead: For landlords with property near Apsley station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to St Barnabas include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What affects the quote in HP2

The price is agreed before any work begins. It’s based on:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The amount of work
  • Working hours on commercial sites

Combining jobs into one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

Helping us quote

When you call or email, these details help:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job

If you’re in HP2 and need bathroom resealing, phone 0345 464 0079 or drop us an email. Tell us what the problem is and where, and you will get a clear quote before any work starts.

Aftercare tips

Looking after new joints is easy:

  • Don’t leave water standing on kitchen joints
  • Keep the fan on for a while after bathing
  • Wipe the sealant dry after showering
  • Keep scourers and sharp tools away from the bead

Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something does not look right, just call 0345 464 0079 or drop us an email.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Why it fails

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Most people get in touch when they notice one of these:

  • Water escaping at the shower enclosure
  • Gaps between the worktop and the wall
  • Damp behind the bath or under the tray
  • Splits where the tray meets the wall

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

Common questions in HP2

Do you work in HP2?

We do. Our applicators work in HP2.

Does the resealing come with a guarantee?

Yes. Our 12-month guarantee covers every job, and we’re fully insured.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or drop us an email.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you work for landlords and businesses?

Yes, regularly. We can quote for several properties at once.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
