About bathroom resealing in WD4
It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with a reseal done over the top of the old bead and leaks into the floor or ceiling below, across basins & vanity units, baths and kitchen worktops & upstands.
Before we leave, we go over the finished joints with you. The work normally takes a couple of hours for a single bath or shower, depending on the size of the job.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.

Bathrooms and kitchens across WD4
Our bathroom resealing work across WD4 covers homes, rentals and businesses, in Abbots Langley, Kings Langley and Felden and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in WD4.
Kings Langley: Schools such as Kings Langley Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
When something else is needed
To be straight with you, there are a few things sealant will not fix:
- A bath or tray that moves because it isn’t properly supported
- Failed grout lines across the wall
- A cracked shower tray or bath (that needs repair or replacement)
Why deal with it now?
Tired sealant is not a reason to replace a bath or shower. Replacing the joint is normally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
What affects the quote in WD4
You’ll get a clear quote before we start. It’s based on:
- The type of sealant required
- How easy the joints are to reach
- The size of the job
- How many rooms, windows or areas are involved
The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.
Asking for a quote
You do not need to know the technical terms. Just tell us:
- The rough size of the job
- The type of property
- What’s wrong with the joints now
- A few pictures by email, if you can
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved before giving you a price.
Surface by surface
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Your questions about bathroom resealing in WD4
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Are you insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Can you do several jobs on one visit?
Yes. Just list everything you need and we’ll quote it together.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
