Our bathroom resealing service in WD18
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on shower trays & enclosures, wet rooms and basins & vanity units, and the jobs we see most are a bead that has pulled away from the tiles and leaking joints on a shower screen.
You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, normally around 24 hours.
What you’ll pay
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Bathroom resealing across WD18: local notes
Across WD18, from Watford, Rickmansworth and Cassiobury outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across WD18 is planned around the weather.
Colney Butts: Schools such as Watford Grammar School for Girls are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Watford High Street station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Leave it or put it right?
Sorting it now is quick: it takes a couple of hours for a single bath or shower. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

What sealant work can’t fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Water coming from the plumbing rather than the joint
- Cracks in the tray itself rather than the joint
- Tiles that have come away from the wall
Signs you need bathroom resealing
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
Signs it’s time to call us include:
- Damp behind the bath or under the tray
- Smears of silicone across the tiles
- Sealant that has split, shrunk or peeled away
- Black mould in the silicone that won’t clean off
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Run the extractor fan during and after every shower
- Dry worktop joints after washing up
- Give the silicone its full cure time
- Keep scourers and sharp tools away from the bead
Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just call 0345 464 0079 or send us an email.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
WD18 questions
Can I add another job to the visit?
Yes. Just list everything you need and we’ll quote it together.
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses, and we’re fully insured.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Where is Mr Mastic based?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
