About bathroom resealing in AL2
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across AL2. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We’re often asked to deal with lumpy, uneven sealant from a DIY attempt and new sealant laid over old sealant that is now lifting, across basins & vanity units, shower trays & enclosures and wet rooms.
Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Why book with us
- ARBOMaster approved applicator
- Experience in homes, commercial sites and hotels
- We never seal over old sealant
- Anti-fungal silicone where joints get wet
Getting a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
What’s near London Colney
We work in homes and buildings around Samuel Ryder Academy, Church of St Peter and White Horse pub and the streets around them. You will also find Highfield Park (1.4 miles north) and Bowmansgreen Primary School (within half a mile south-west). For rail, the closest station is Park Street station, roughly 1.9 miles west of the centre. Other landmarks nearby include Napsbury Hospital (0.5 miles west) and St Albans Musical Museum (2.6 miles north-west). Green spaces nearby include Verulamium Lake and Broad Colney Lakes.
Bathroom resealing across AL2: local notes
Homes across AL2 range from older properties to new builds, with plenty of rented property in places like London Colney, Bricket Wood and Sopwell. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in AL2, surfaces are cleaned back properly before new sealant goes in.
London Colney: Homes close to Church of St Peter include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Park Street station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Damage behind the tiles that needs a tiler
- Cracked or missing grout between tiles (that is regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
Leave it or put it right?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, as long as the fittings themselves are sound. If something else is wrong, we will tell you.

Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Check the joints every few months for splits or lifting
- Use gentle cleaners on the silicone
- Keep the fan on for a while after bathing
- Squeegee the walls and tray after use
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Common problems we fix in AL2
The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
If you can see any of these, it’s time to have the joints looked at:
- Leaks into the floor or ceiling below
- Black mould in the silicone that will not clean off
- A reseal done over the top of the old bead
- Leaking joints on a shower screen
How the job changes by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
FAQs for AL2
How much does bathroom resealing cost in AL2?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.
Is the work guaranteed?
Yes. All our work comes with a 12-month guarantee, and we’re fully insured.
Do you have insurance?
Yes. We are fully insured, and we can confirm the details when we quote.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover AL2 and the rest of Hertfordshire, along with the rest of our area.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
