London Colney questions

Will you come out to London Colney?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Park Street station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Can you get sealant to suit coloured frames?

Normally, yes. Mention the frame colour when you ask for a quote and we will match it as closely as we can.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme.

Is the new sealant paintable?

Not generally, if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

How we handle window mastic in London Colney

Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before work begins. To get one, call 0345 464 0079 or email us with the number of frames and any access details. Typical jobs include old mastic that has gone black or come away and hard, cracked sealant around windows, across composite doors, patio & French doors and uPVC windows.

In a smaller place like London Colney, some walls face open ground and catch the full force of the weather. The mastic around frames on those walls tends to age faster.

Whatever the size of the job, it’s backed by our one-year guarantee.

Why act early in London Colney

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Homes in smaller places like London Colney can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.

Windows and doors in London Colney

With historic houses such as Batchwood Hall (about 3.9 miles north-west) nearby, there’s older building stock in the area around London Colney as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to Church of St Peter include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Park Street station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Bowmansgreen Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What we cannot put right

To be straight with you, there are a few things sealant will not fix:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Penetrating damp from a failed cavity tray or render
  • A sash or casement that won’t close properly

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before booking.

Surfaces we seal

  • Composite doors
  • uPVC windows
  • Patio & French doors
  • Timber windows & doors
  • Aluminium frames
  • Window sills

What the job involves on each surface

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Wipe condensation off the frames
  • Use gentle cleaners on frames and sealant
  • Don’t aim a pressure washer at the joints
  • Don’t paint over the silicone

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

How we quote for window mastic

The quote reflects the job in front of us. We look at:

  • How much there is to do
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear quote before work begins.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • Whether it’s a home or a business
  • The rough size of the job

Every job is quoted individually, so the first step is telling us about yours. Simply ring 0345 464 0079 or send us an email and describe the job.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a handful of frames, longer for a whole house. For a job in London Colney, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive
