Sleapshyde Window Mastic
We cover Sleapshyde for mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Draughts coming in around windows and doors
- Damp patches on the reveal after heavy rain
- Gaps where the sill meets the wall
Window mastic in Sleapshyde, done properly
Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. If you are dealing with gaps left after new windows were fitted and damp patches on the reveal after heavy rain, we can help, on window sills, aluminium frames and composite doors alike.
Mastic can only go onto a dry, clean joint, so window work in Sleapshyde is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

When it is not the sealant
New sealant can’t fix everything, and we’ll tell you before any work starts. It won’t solve:
- A sash or casement that won’t close properly
- A frame that has rotted at the joint
- Penetrating damp from a failed cavity tray or render
If in doubt, call 0345 464 0079 or send us an email and we will say what we think before booking.

How it works
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. It normally takes a few hours for a handful of frames, longer for a whole house. In a small place like Sleapshyde, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by checking each window and door with you.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Every joint is checked before we leave.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed

Aftercare tips
Aftercare is simple:
- Don’t paint over the silicone
- Keep paint and stain on wooden frames in good order
- Ventilate rooms so frames don’t stay wet inside
- Use gentle cleaners on frames and sealant
Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
Can I do it myself?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Surface by surface
Aluminium frames
Aluminium needs a sealant that bonds to coated metal. Neutral-cure sealant is the safe choice.
Window sills
Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.
Sleapshyde homes and the weather
Historic houses like Hatfield House (about 2.5 miles north-east) are a reminder that the area around Sleapshyde has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Letting a property close to Welham Green station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Homes close to Church of St Mark include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as Colney Heath Junior Mixed Infant and Nursery School, larger buildings have plenty of frames, and the mastic around each one ages.
