How we quote for new build mastic

Jobs vary more than people expect. The main factors:

  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

To make quoting easier, please include:

  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • Whether it’s a home or a business

Asking for a quote is easy: let us know what needs doing and where. A few photos by email make the job easier to understand.

New build mastic in Sleapshyde

Snagging sealant properly means taking the failed bead out completely. Fresh silicone cannot bond to the old layer, so it all comes out before we clean, dry and reseal. We’re often asked to deal with new-build shower sealant that has already split and skirting joints opening in the first winter, across bathrooms & en suites, windows & doors and plot handovers.

Somewhere as small as Sleapshyde, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How to look after the new joints

Looking after new joints is easy:

  • Photograph failed sealant before it’s redone
  • Watch for new gaps as the house dries out
  • Use the extractor fan every time you shower
  • Keep water off fresh sealant until it has cured

Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Deciding who is responsible under a builder’s warranty
  • Baths and trays that move too much for sealant to cope with
  • Damaged fittings that need replacing

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.

How the visit works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for most snagging lists, longer for a run of plots. Somewhere as small as Sleapshyde, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints

Do you cover smaller places like Sleapshyde?

Yes, Sleapshyde is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How long does the job take?

As a guide, most jobs take anything from a few hours to several days, depending on the number of plots. Larger jobs naturally take longer, and we will tell you how long to expect.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Is it normal for sealant to crack in a new home?

New homes dry out and move in their first couple of years, and sealant is often rushed onto dusty, unprimed surfaces. Either can make it fail early.

Where is Mr Mastic based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

My new home is still under warranty. Should I contact you?

Start with the builder if you’re in the snagging or warranty period. If it isn’t resolved, we will cut it out and reseal it.

  • Cracked sealant around new window and door frames
  • Plot mastic for developers ahead of handover
  • Shower seals failing in the first year or two
