Shenleybury questions
Is Shenleybury within the area you cover?
Yes. Shenleybury is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you do window mastic in Shenleybury?
Yes. Our work covers London and the South East, and Shenleybury is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear price.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Can you seal the gap between the frame and the plaster indoors?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.
Can tenants book the work?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Are you insured?
Yes. We’re fully insured for domestic and commercial work.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or email us.
Can you match the sealant to my frames?
Yes. White, brown, anthracite grey, black and clear sealants are all available.
About our window mastic in Shenleybury
Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We are often asked to deal with a bead that doesn’t match the frame and rushed sealant from a window installation, across aluminium frames, patio & French doors and uPVC windows.
Somewhere as small as Shenleybury, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Landlord and commercial work in Shenleybury
For anyone letting property in or around Shenleybury, jobs at different addresses can be quoted together. Send us the addresses and the work at each.
We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.
How the job changes by surface
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.
What sealant work cannot fix
In fairness, there are a few things sealant will not fix:
- Condensation trapped between the panes
- A sash or casement that will not close properly
- Rotten timber, which needs a joiner first
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Shenleybury homes and the weather
Historic houses like Wyllyotts Manor (about 4.1 miles east) are a reminder that the area around Shenleybury has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For landlords with property near Radlett station, renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Clore Shalom School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around St Botolphs, the joint between an old wall and a newer frame is normally the first place rain gets in.

What we do, step by step
Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours for a few frames, or a day or more for a whole house, depending on the size of the job. In a small place like Shenleybury, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Plan for the work area to be out of bounds to pets and children
- Let us know about earlier repairs to the joints

Related advice
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Leave it or put it right?
Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. In a small place like Shenleybury, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, call 0345 464 0079 or email us and we will give you an honest view and a quote.

How to look after the new joints
Looking after new joints is easy:
- Keep drainage slots and sill grooves clear
- Keep jet washers away from the mastic
- Check the mastic once a year
- Don’t use solvent cleaners on the joint
Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
