Leave it or put it right?

You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If something else is wrong, we will tell you. In an older home around Bricket Wood, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes half a day or less for one room, longer when the kitchen is included. A visit to Bricket Wood is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

Advice

Landlord and commercial work in Bricket Wood

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

Surface by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Common questions in Bricket Wood

Is Bricket Wood in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Bricket Wood is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.

Do you work for landlords with property near Bricket Wood station?

Yes. We work for landlords and agents as well as homeowners. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

How long will the resealing take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What do you need from me for a quote?

Let us know what needs doing and where. We will ask anything else we need to know.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Signs you need bathroom resealing in Bricket Wood

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.

People usually contact us when they notice one of these:

  • Mouldy sealant that has gone black
  • Shrunken sealant along the back of a worktop
  • Leaking joints on a shower screen
  • A messy, uneven bead from a previous reseal

If you live in an older home near Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before you book

  • Which sealant they’ll use, and why
  • What happens if the job turns out different
  • Whether VAT is included
  • How long to leave it before use

10 questions to ask before booking

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant can’t fix:

  • A leaking waste, trap or valve
  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant

If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Baths
  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures

Looking after it afterwards

To keep the joints looking good and working properly:

  • Stick to a soft cloth and a mild cleaner
  • Move toiletries away from the joint
  • Keep the fan on for a while after bathing
  • Dry the bead with a towel now and then

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
