Bathroom resealing in St Albans

Bathroom resealing in St Albans

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and the jobs we see most are damp behind the bath or under the tray and gaps where the bath or tray has moved.

Lots of homes in St Albans are rented, and rented bathrooms and kitchens see heavy use. Sorting the joints between tenancies keeps leaks at bay and makes a property easier to let.

All our work comes with our one-year guarantee, wherever you are in Hertfordshire.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It takes into account:

  • Access and height
  • Mould in or behind the old joints
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

When you contact us, these details help:

  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • What’s wrong with the joints now

Getting a quote is simple: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we’ll take it from there.

Bathroom resealing around St Albans

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around St Albans. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For site and facilities teams at buildings such as Loreto College, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St. Peter, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

St Albans is about 20 miles north-west of London, in Hertfordshire. Across the AL1 area, we can carry out bathroom resealing at your property. Our Hertfordshire coverage runs to 381 places, St Albans among them. You can also see our page for London, roughly 20 miles from St Albans.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Commercial jobs in St Albans can be planned out of hours where a building cannot close, and homes are booked within our usual hours, Monday to Saturday.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work
  • Tell us about any water getting in

Signs you need bathroom resealing in St Albans

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

These are the problems we’re asked about most:

  • Sealant that has split, shrunk or peeled away
  • Leaks into the floor or ceiling below
  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black

Letting a property close to St Albans station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • Which sealant they’ll use, and why
  • How the surfaces are prepared before sealing
  • What happens if the job turns out different
  • How long to leave it before use

How to choose a mastic man

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • A tray that rocks until it’s re-bedded
  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Dry the bead with a towel now and then
  • Open a window or run the fan so the room dries
  • Never pick at the silicone with a blade
  • Check the joints every few months for splits or lifting

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

St Albans: your questions answered

Can you do bathroom resealing in St Albans?

Yes, St Albans is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or email us and tell us what needs doing, and we will send you a clear quote.

Do you work for hotels and guest houses in St Albans?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we will quote it together.

How long before the new sealant can get wet?

We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Will there be a smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

How the job changes by surface

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
