Bathroom resealing in Hitchin, done properly
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for sealant that has split, shrunk or peeled away and black spots spreading through the bead, on sinks & splashbacks, basins & vanity units and wet rooms.
In a town like Hitchin, older streets sit alongside newer estates, and bathrooms range from decades-old suites to brand-new ones. Either way, the sealant and grout are usually the first things to fail.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Why it’s worth doing now in Hitchin
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Around Hitchin, failed sealant lets water into hidden places, like the floor under a bath, the back of a panel or the inside of a wall. Left alone, that means rot, damp and a bigger repair.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Water coming from the plumbing rather than the joint
- Failed grout lines across the wall
- Movement from a bath with loose feet or no proper support
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

What bathroom resealing looks like in Hitchin
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Hitchin. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Homes close to Church of the Holy Saviour include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Hitchin Girls' School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Keeping the joints in good condition
So the new joints stay in good condition:
- Keep the fan on for a while after bathing
- Clean with a mild bathroom cleaner and a soft cloth
- Dry worktop joints after washing up
- Keep bottles off the sealant line
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Hitchin: your questions answered
Do you cover Hitchin for bathroom resealing?
Yes, Hitchin is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear price.
Do you work in hotels near Hitchin?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
What colours of sealant can you use?
Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
What else we do in Hitchin
How it works
There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. For a job in Hitchin, we need access to where the work is and somewhere nearby to park. If the job is outside, mention gates, side access and anything above ground floor.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Before we arrive
- Let us know about earlier repairs to the joints
- Where the joints are inside, avoid wetting them before we arrive
- Mention any parking rules near the property

DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How the job changes by surface
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
Baths
Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.
When to call us in Hitchin
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
The most common problems we see are:
- A messy, uneven bead from a previous reseal
- Mouldy sealant that has gone black
- Leaking joints on a shower screen
- A joint torn by a bath that flexes
For landlords with property near Hitchin station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
