About bathroom resealing in SG4
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on baths, basins & vanity units and sinks & splashbacks, and the jobs we see most are damp behind the bath or under the tray and smears of silicone across the tiles.
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes around two hours for one bath or shower, longer for a whole bathroom.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
What affects the price in SG4
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Why choose Mr Mastic
- Arbo and Everbuild products
- Every job guaranteed for a year
- Old sealant always removed completely

Local landmarks in Hitchin
In Hitchin, that means homes and buildings near Highbury Infant School and Nursery, Radcliffe Arms and Butts Close. Nearby too are Kingshott School (1 mile south-east), St Mary's Church (under half a mile south-west), Church of the Holy Saviour (less than half a mile north-east) and Hitchin Girls' School (within half a mile south-east). Hitchin has its own railway station: Hitchin station. Nearby you’ll also find Wymondley Castle (1.7 miles east) and Lister Hospital (3.1 miles south-east). For a walk, there’s Purwell Ninesprings and Markham's Hill.
Bathrooms and kitchens across SG4
Homes across SG4 range from older properties to new builds, and in places like Hitchin, Benslow and Poets Estate there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in SG4, surfaces are cleaned back properly before new sealant goes in.
Hitchin: Letting a property close to Hitchin station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Church of the Holy Saviour, older homes can move a little, which is hard on rigid grout and tired sealant.
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
If you manage several properties in or around SG4, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.
Leave it or put it right?
Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back. If we find a deeper problem, you’ll hear it from us.
What your quote should include
- Which colour the sealant will be
- Are they insured?
- How long the guarantee is
- What happens if they find a problem under the old sealant
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Wipe up water along the back of the worktop
- Use gentle cleaners on the silicone
- Give the silicone its full cure time
- Dry the bead with a towel now and then
Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
How the job changes by surface
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
