Surface by surface

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

Bathroom resealing in Codicote Bottom

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We are often asked to deal with a joint torn by a bath that flexes and water getting behind the bath panel, across sinks & splashbacks, basins & vanity units and baths.

Around Codicote Bottom, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

There’s a 12-month guarantee on every job.

Leave it or put it right?

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us. Where a wall is exposed, as many are in small places like Codicote Bottom, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What you get with us

  • 12-month guarantee on every job
  • Anti-fungal sanitary silicone in wet areas
  • Arbo and Everbuild products
  • Over 20 years’ experience

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Movement from a bath with loose feet or no proper support
  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

What bathroom resealing looks like in Codicote Bottom

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Codicote Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Welwyn North station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Parish Church of St Giles, older homes can move a little, which is hard on rigid grout and tired sealant.

Questions from Codicote Bottom

Can you help a landlord with a rental near Welwyn North station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

Do you cover smaller places like Codicote Bottom?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we’re using and why.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

What colours of sealant can you use?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Let new sealant cure fully before it gets wet
  • Look for lifting corners and small gaps now and then
  • Use gentle cleaners on the silicone
  • Don’t leave water standing on kitchen joints

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Landlord and commercial work in Codicote Bottom

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

What we do, step by step

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes a morning or an afternoon for most single baths and showers. In a small place like Codicote Bottom, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property
  • Mention if the joints have been sealed before
