How we handle bathroom resealing in Codicote
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just phone 0345 464 0079 or email us with a photo of the joints, and we’ll give you a clear quote before any work starts. If you have leaks into the floor or ceiling below and shrunken sealant along the back of a worktop, we can put it right, whatever the surface.
In a smaller place like Codicote, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.
Big or small, it’s backed by our 12-month guarantee in Codicote and across Hertfordshire.

What we’re called out for in Codicote
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone normally will not clean off.
The most common problems we see are:
- Water getting behind the kitchen upstand
- Splits where the tray meets the wall
- Leaking joints on a shower screen
- Leaks into the floor or ceiling below
If you let a flat or house near Knebworth station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What to look for in a quote
- What happens if they find a problem under the old sealant
- How long the guarantee is
- Is VAT in the price?
- Which sealant they’ll use, and why
Work for landlords, hotels and businesses
Housing providers, facilities teams and property managers book us too in Codicote and across Hertfordshire. We can quote a run of properties together.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A DIY attempt does not rule out a professional job. We cut it out and start again.
When something else is needed
New sealant cannot fix everything, and we’ll tell you before any work starts. It will not solve:
- Cracks in the tray itself rather than the joint
- Tiles that have come away from the wall
- Movement from a bath with loose feet or no proper support
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

How it works
On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work generally takes around two hours for one bath or shower, longer for a whole bathroom. Parking around Codicote is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us if parking is tricky
- Keep children and pets away from the work area

Advice

What else we do in Codicote
Surface by surface
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.
Questions from Codicote
Is Codicote within the area you cover?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Codicote in your area for bathroom resealing?
Yes. Our work covers London and the South East, and Codicote is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we will give you a clear price.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you have insurance?
Yes. We are fully insured.
Will the old sealant be removed?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Where is Mr Mastic based?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Bathroom resealing in Codicote: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Homes close to Parish Church of St Giles include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Codicote Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why it’s worth doing now in Codicote
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Homes in smaller places like Codicote can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.
