Bathroom resealing in Langley

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Langley. We’re fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. If you’re dealing with new sealant laid over old sealant that is now lifting and gaps where the bath or tray has moved, we can help, whatever the surface.

Homes around Langley are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Common problems we fix in Langley

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Most people get in touch after spotting something like this:

  • Leaking joints on a shower screen
  • Water getting behind the bath panel
  • A messy, uneven bead from a previous reseal
  • A reseal done over the top of the old bead

Letting a property close to Stevenage station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Questions to ask before you book

  • When the joint can take water or movement
  • Whether the sealant suits the joint
  • What guarantee comes with the work
  • How the surfaces are prepared before sealing

Your questions about bathroom resealing in Langley

Is Langley within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Stevenage station?

Yes, we work for landlords and agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

How long does a bath or shower reseal take?

It takes a morning or an afternoon for most single baths and showers. You will know how long to expect before work begins.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere as small as Langley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Preparing for the visit

  • Mention any parking rules near the property
  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

What we can’t put right

We won’t take on work that won’t last, so these are the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracked or missing grout between tiles (that’s regrouting)
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before you book.

Joints and surfaces we work on

  • Wet rooms
  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Kitchen worktops & upstands

What the job involves on each surface

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Why it’s worth doing now in Langley

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Older cottages and farmhouses around Langley can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
