About bathroom resealing in SG3
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on baths, kitchen worktops & upstands and sinks & splashbacks, and common reasons people get in touch are cracked, shrunken or lifting silicone and smears of silicone across the tiles.
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes two to three hours for a typical bath, depending on how much old sealant there is in most cases.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

What’s near Knebworth
Locally, jobs take us to homes and businesses close to Church of St Martin, Knebworth Park and Knebworth Primary and Nursery School, among other places. There’s a railway station in Knebworth itself: Knebworth station. Other landmarks nearby include Benington Castle (3.6 miles north-east) and Datchworth Museum (1.7 miles south-east). For a walk, there’s Mardley Heath.
Where we work in SG3
Homes across SG3 range from older properties to new builds, and in places like Stevenage, Knebworth and Woolmer Green there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in SG3 is planned around the forecast.
Knebworth: Letting a property close to Knebworth station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around Church of St Martin, older homes can move a little, which is hard on rigid grout and tired sealant.
Landlord and commercial work in SG3
We also work for property managers and facilities teams in SG3 and across Hertfordshire. Several sites can go on one quote, and we’re fully insured.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Honest limits
We’ll always be straight with you, so here’s what sealant can’t fix:
- Damage behind the tiles that needs a tiler
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that is regrouting)
Surface by surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Keeping the joints in good condition
Looking after new joints is easy:
- Stick to a soft cloth and a mild cleaner
- Keep an eye on the corners, where splits start
- Wipe the sealant dry after showering
- Avoid abrasive pads on the sealant
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Leave it or put it right?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.

SG3 questions
What colours of sealant can you use?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do you work for landlords and businesses?
Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Are you fully insured?
Yes. Full insurance covers our work.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
