About bathroom resealing in SG1
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on sinks & splashbacks, baths and kitchen worktops & upstands, and people most often call us about a joint torn by a bath that flexes and gaps between the worktop and the wall.
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a morning or an afternoon for most single baths and showers.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
What affects the price in SG1
Doing several joints on one visit normally makes better use of the time than several visits. We will send you a clear quote for the lot.

Where we work in SG1
Homes across SG1 range from older properties to new builds, with plenty of rented property in places like Stevenage, Chells and Shephall. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in SG1.
Stevenage: If you live in an older home near St Hugh & St John, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Saint Vincent de Paul Catholic Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Look for lifting corners and small gaps now and then
- Stick to a soft cloth and a mild cleaner
- Squeegee the walls and tray after use
- Open a window or run the fan so the room dries
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
Work for landlords, hotels and businesses
We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
How the job changes by surface
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line doesn’t stand out.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- How much old sealant there is and how hard it is to remove
- Access and height
- Any mould that needs treating
- The product the joint needs
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
- Pictures of the joints, sent by email
- How many joints, rooms or windows are involved
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, ring 0345 464 0079 or drop us an email.
Why it fails
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Signs it’s time to call us include:
- Water getting behind the kitchen upstand
- Damp behind the bath or under the tray
- Failed sealant on the screen profile
- Sealant that has split, shrunk or peeled away
FAQs for SG1
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Is the work guaranteed?
Yes. Every job carries our 12-month guarantee, and we’re fully insured.
Can new silicone go straight over the old?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.
How do I get a quote for bathroom resealing in SG1?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
