Bathroom resealing for homes and businesses in Langley End

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on basins & vanity units, baths and wet rooms, and common reasons people get in touch are failed sealant on the screen profile and a messy, uneven bead from a previous reseal.

Around Langley End, it’s houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Langley End and across Hertfordshire. Several sites can go on one quote, and we’re fully insured for the work.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Common problems we fix in Langley End

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

It’s worth asking for a quote if you see:

  • Sealant that has split, shrunk or peeled away
  • New sealant laid over old sealant that is now lifting
  • Leaking joints on a shower screen
  • Shrunken sealant along the back of a worktop

Rented homes near Stevenage station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

  • Whether you can choose the colour
  • How the joint is cleaned and prepared
  • Whether all the old sealant comes out first

10 questions to ask before booking

Surface by surface

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Common questions in Langley End

Will you come out to Langley End?

Yes. Langley End is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Can you do several jobs on one visit?

Where do you work from?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

The process

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Langley End needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Clear the area around the work
  • Keep pets and children clear of the area while we work

How to look after the new joints

So the new joints stay in good condition:

  • Squeegee the walls and tray after use
  • Stick to a soft cloth and a mild cleaner
  • Let new sealant cure fully before it gets wet
  • Move toiletries away from the joint

Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
