Bathroom resealing in Charlton, done properly
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have damp behind the bath or under the tray and a messy, uneven bead from a previous reseal, we can help.
Being in a small place like Charlton makes no difference to the job itself: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

When something else is needed
We won’t take on work that won’t last, so these are the limits:
- Loose or hollow tiles, or failed tanking behind them
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.
What we seal
- Shower trays & enclosures
- Baths
- Basins & vanity units
- Wet rooms
- Sinks & splashbacks
- Kitchen worktops & upstands
Different surfaces, different methods
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.
What affects the cost of bathroom resealing
We do not publish a price list. What we look at:
- How easy the joints are to reach
- The product the joint needs
- The amount of work
- How many areas need sealing
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Any previous sealing or DIY work
- A few photos by email, if you can
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we will explain what’s involved.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Squeegee the walls and tray after use
- Dry worktop joints after washing up
- Clean with a mild bathroom cleaner and a soft cloth
- Wait for the cure time we give you
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
What else we do in Charlton
Why deal with it now?
Sorting it now is quick: the work takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In a small place like Charlton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Bathrooms and kitchens in Charlton
There are hotels and other places to stay in and around Charlton. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Rented homes near Hitchin station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Highbury Infant School and Nursery, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

The process
There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. In a small place like Charlton, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints

Advice
Questions from Charlton
Will you come out to Charlton?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Hitchin station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.
How much does bathroom resealing cost in Charlton?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
Do you reseal kitchen worktops and sinks too?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses.
What colours of sealant can you use?
You are not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
