About our bathroom resealing in Sopwell
Sealant that is mouldy, cracked or peeling shouldn’t be left until there’s a leak. Just ring 0345 464 0079 or send us an email with a photo of the joints, and you’ll get a clear quote before any work starts. If you have splits where the tray meets the wall and new sealant laid over old sealant that is now lifting, we can put it right, whatever the surface.
Around Sopwell, you’ll mostly find houses and bungalows, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Different surfaces, different methods
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
Baths
Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
What we do, step by step
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. In a smaller place like Sopwell, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How to prepare
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
- Tell us about any water getting in

Keeping the joints in good condition
Aftercare is simple:
- Don’t let bottles sit on the bead
- Wipe up water along the back of the worktop
- Open a window or run the fan so the room dries
- Squeegee the walls and tray after use
Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just phone 0345 464 0079 or email us.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
How we quote for bathroom resealing
We do not publish a price list. The quote depends on:
- Whether the work is at height
- How many areas need sealing
- Any working-time requirements on site
- Which sealant suits the joint
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
Helping us quote
When you contact us, these details help:
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
- Whether it’s a home or a business
- Where the property is

Bathrooms and kitchens in Sopwell
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Sopwell has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
If you let a flat or house near St Albans Abbey station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as St. Julian's Church, walls and floors in older homes can move, and sealant and grout show it first. Schools such as Mandeville Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Why it’s worth doing now in Sopwell
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. Homes in smaller places like Sopwell can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Do you cover smaller places like Sopwell?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can you quote for more than one area?
Yes. Just list everything you need and we will quote it together.
Is the work guaranteed?
Yes. Every job carries our one-year guarantee, and we’re fully insured.
What colours of sealant can you use?
Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you reseal kitchen worktops and sinks too?
Yes. Next to the sink we use a food-safe product where it’s needed.
When it isn’t the sealant
We will always be straight with you, so here’s what sealant cannot fix:
- Cracks in the tray itself rather than the joint
- Loose or hollow tiles, or failed tanking behind them
- Movement from a bath with loose feet or no proper support
If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before you book.
