Bathroom & kitchen resealing in Frogmore, Hertfordshire
Bathroom resealing across Frogmore and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Gaps between the worktop and the wall
- Black spots spreading through the bead
- A joint torn by a bath that flexes
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
How we handle bathroom resealing in Frogmore
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We are often asked to deal with splits where the tray meets the wall and a reseal done over the top of the old bead, across wet rooms, baths and sinks & splashbacks.
Homes around Frogmore are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
There’s a 12-month guarantee on every job, whatever its size.

How we quote for bathroom resealing
You will get a clear quote before any work starts. It’s based on:
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
- How easy the joints are to reach
- Any working-time requirements on site
The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- The problem you’ve noticed
- Any previous sealing or DIY work
- A few pictures by email, if you can
- Whether it’s a home or a business
Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job.
Different surfaces, different methods
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and tell you if it needs re-bedding first.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
How it works
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a small place like Frogmore, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How to prepare
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Related advice
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Stick to a soft cloth and a mild cleaner
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
- Don’t leave water standing on kitchen joints
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
When it isn’t the sealant
To be straight with you, there are a few things sealant won’t fix:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
- A cracked shower tray or bath (that needs repair or replacement)
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before booking.

When to call us in Frogmore
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
The problems people normally mention when they call include:
- Damp behind the bath or under the tray
- Two layers of silicone, both failing
- Gaps where the bath or tray has moved
- Cracked, shrunken or lifting silicone
If you live in an older home near Church of the Holy Trinity, older homes can move a little, which is hard on rigid grout and tired sealant.

Common questions in Frogmore
Can you help a landlord with a rental near How Wood station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can call 0345 464 0079 or drop us an email with the details for a clear quote.
Will you come out to Frogmore?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can you reseal around my kitchen sink and worktop?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Where do you work from?
Mr Mastic is based in Crawley. We cover Frogmore and the rest of Hertfordshire, along with the rest of our area.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Are you insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
