Sealant work in WD25

About bathroom resealing in WD25

Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. Just phone 0345 464 0079 or drop us an email with a photo of the joints, and you’ll get a clear quote for bathroom resealing in WD25. We work on wet rooms, sinks & splashbacks and baths, and the jobs we see most are shrunken sealant along the back of a worktop and water escaping at the shower enclosure.

We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

What you’ll pay

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

Bathroom resealing across WD25: local notes

From Watford, Bushey and Woodside to its smaller places, homes across WD25 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across WD25 is planned around the weather.

Watford: If you let a flat or house near Watford Junction station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Church of St Andrew include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Landlords, agents and businesses in WD25

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured for the work.

Honest limits

Before booking, it’s worth knowing the limits:

  • Cracks in the tray itself rather than the joint
  • Movement from a bath with loose feet or no proper support
  • A leaking waste, trap or valve

Different surfaces, different methods

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Aftercare tips

So the new joints stay in good condition:

  • Squeegee the walls and tray after use
  • Keep scourers and sharp tools away from the bead
  • Look for lifting corners and small gaps now and then
  • Use gentle cleaners on the silicone

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it. Catching it early keeps it a simple reseal.

Why act early?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it.

What your quote should include

  • What guarantee comes with the work
  • What insurance they hold
  • What the cure time is
  • Which sealant they’ll use, and why

WD25: your questions answered

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.
