About our bathroom resealing in Woodside

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We are often asked to deal with shrunken sealant along the back of a worktop and smears of silicone across the tiles, across basins & vanity units, shower trays & enclosures and baths.

Around Woodside, you will mostly find houses and bungalows, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Why it’s worth doing now in Woodside

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. Homes in smaller places like Woodside can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Combining jobs into one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

Questions from Woodside

I let a flat near Garston station. Can you help?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Will you come out to Woodside?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Are you fully insured?

Yes, we’re fully insured.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you just seal over the old silicone?

No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

When to call us in Woodside

Silicone does not last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Look out for any of the following:

  • Splits where the tray meets the wall
  • Lumpy, uneven sealant from a DIY attempt
  • Leaks into the floor or ceiling below
  • Cracked, shrunken or lifting silicone

For an older house near a landmark such as Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What to look for in a quote

  • Whether the sealant suits the joint
  • Whether they seal over old material or remove it
  • What happens if they find a problem under the old sealant
  • What preparation is included

10 questions to ask before booking

For landlords and businesses

We also work for property managers and facilities teams in Woodside and across Hertfordshire. Several sites can go on one quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Different surfaces, different methods

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

What bathroom resealing looks like in Woodside

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you look after a building such as Alban Wood Primary School and Nursery, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Garston station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Failed grout lines across the wall
  • Water coming from the plumbing rather than the joint
  • A tray that rocks until it’s re-bedded

If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

How the visit works

On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work usually takes half a day or less for one room, longer when the kitchen is included. A visit to Woodside is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints
