How bathroom resealing works in HA5

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include gaps where the bath or tray has moved and damp behind the bath or under the tray, on basins & vanity units, sinks & splashbacks and baths.

We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is, and we explain the cure time before we leave.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across HA5: local notes

In HA5, bathroom resealing takes in flats, houses, rentals and businesses, in Ruislip, Hatch End and Ruislip Manor and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in HA5.

Hatch End: As a London address, Hatch End can be tricky for parking: let us know about parking bays, permits or a driveway. Homes close to Pinner Baptist Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.

Questions to ask before booking

  • What product goes in the joint
  • How long the guarantee is
  • What the cure time is
  • Are they insured?

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Tiles that have come away from the wall
  • A bath or tray that moves because it isn’t properly supported
  • Cracked or missing grout between tiles (that’s regrouting)

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Signs you need bathroom resealing

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

People normally contact us after spotting something like this:

  • Black mould in the silicone that won’t clean off
  • Water getting behind the bath panel
  • Sealant that has split, shrunk or peeled away
  • Lumpy, uneven sealant from a DIY attempt

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

HA5: your questions answered

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

What colours of sealant can you use?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

How do I get a quote for bathroom resealing in HA5?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.

Are you insured?

Yes, we’re fully insured for every job we do.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
