Bathroom resealing in Headstone, done properly

Across Headstone, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you are dealing with two layers of silicone, both failing and cracked, shrunken or lifting silicone, we can put it right, whatever the surface.

In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Headstone are no different.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

How it works

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In Headstone, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

How to prepare

  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Keep bottles off the sealant line
  • Open a window or run the fan so the room dries
  • Let new sealant cure fully before it gets wet
  • Keep an eye on the corners, where splits start

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

For landlords and businesses

For anyone letting property in or around Headstone, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.

How the job changes by surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line doesn’t stand out.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Bathroom resealing around Headstone

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

As a London address, Headstone can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Schools such as Pinner Park Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

FAQs for Headstone

Can you help a landlord with a rental near Headstone Lane station?

Yes. We work for landlords and letting agents as well as householders. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Can parking be tricky for a visit in Headstone?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Do you come to Headstone?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

When it isn’t the sealant

In fairness, there are a few things sealant won’t fix:

  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it isn’t properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

What we are called out for in Headstone

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

The problems people normally mention when they call are:

  • Leaks into the floor or ceiling below
  • Water escaping at the shower enclosure
  • Gaps between the worktop and the wall
  • A bead that has pulled away from the tiles

Letting a property close to Headstone Lane station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What to look for in a quote

  • Are they insured?
  • Who turns up on the day
  • Which colour the sealant will be
  • Whether the sealant suits the joint
