Bathroom resealing across HA3: what to expect

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Typical jobs include gaps where the bath or tray has moved and black mould in the silicone that won’t clean off, across wet rooms, shower trays & enclosures and sinks & splashbacks.

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

What affects the price in HA3

Where we work in HA3

Across HA3, from Harrow, Stanmore and Hatch End outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.

Kenton: For landlords with property near Kenton station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Kenton is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

What sealant work cannot fix

It helps to know what we can’t do too:

  • Cracked or missing grout between tiles (that is regrouting)
  • A tray or bath that is cracked through
  • Water coming from the plumbing rather than the joint

Different surfaces, different methods

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Signs you need bathroom resealing

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

If you can see any of these, it’s time to have the joints looked at:

  • A messy, uneven bead from a previous reseal
  • Black mould in the silicone that will not clean off
  • Gaps where the bath or tray has moved
  • Leaking joints on a shower screen

For landlords and businesses

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
