Bathroom & kitchen resealing in Greenhill, Greater London
We cover Greenhill for bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Mouldy sealant that has gone black
- Smears of silicone across the tiles
- Water escaping at the shower enclosure
How we handle bathroom resealing in Greenhill
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We’re often asked to deal with leaking joints on a shower screen and gaps where the bath or tray has moved, on baths, shower trays & enclosures and kitchen worktops & upstands.
In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest.
The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

When to call us in Greenhill
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
Any of these means the joints need attention:
- A joint torn by a bath that flexes
- Sealant that has split, shrunk or peeled away
- Black mould in the silicone that won’t clean off
- Shrunken sealant along the back of a worktop
Homes close to Church of St John the Baptist include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What bathroom resealing looks like in Greenhill
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London’s water is hard, so limescale builds up on sealant, grout and fittings.
For landlords with property near Harrow-on-the-Hill station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. As a London address, Greenhill can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for a single bath or shower and we leave things clean and tidy. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us if parking is tricky

Related advice
Greenhill: your questions answered
I live in a flat in Greenhill. Can a failed seal leak into the flat below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
Can you help a landlord with a rental near Harrow-on-the-Hill station?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Do you work in Greenhill?
Yes. We work in Greenhill, as part of our work across South East England, London and Scotland. To book, call 0345 464 0079 or email us.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
How we quote for bathroom resealing
We quote each job individually. This is what makes a difference:
- Whether the work is at height
- The old material and how stubborn it is
- The size of the job
- Any mould that needs treating
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
- Where the property is
- If someone has resealed it before
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you are ready, ring 0345 464 0079 or send us an email.

When it is not the sealant
Before booking, it’s worth knowing the limits too:
- A leaking waste, trap or valve
- Cracked or missing grout between tiles (that is regrouting)
- Damage behind the tiles that needs a tiler
Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.

- Wet rooms
- Shower trays & enclosures
- Basins & vanity units
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Squeegee the walls and tray after use
- Do not leave water standing on kitchen joints
- Use gentle cleaners on the silicone
- Open a window or run the fan so the room dries
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
