How bathroom resealing works in HA1
Across HA1, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include sealant that has split, shrunk or peeled away and black spots spreading through the bead, across sinks & splashbacks, shower trays & enclosures and basins & vanity units.
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes around two hours for one bath or shower, longer for a whole bathroom.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
What you’ll pay
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and give you a clear quote before any work starts.

Near you in Greenhill
Around Greenhill, our work takes us to homes and buildings near Northwick Park, Royal Oak pub and Harrow High School. Nearby too are Church of St John the Baptist (under half a mile south-east) and Saint Jerome Church of England Bilingual School (under half a mile north-east). There’s a railway station in Greenhill itself: Harrow-on-the-Hill station. Well-known places in the area include St. Anns (less than half a mile south-west) and Hilfield Castle (4.8 miles north). Open spaces near Greenhill include Masons Field and Northala Fields.
Bathroom resealing across HA1: local notes
HA1 has homes of every age, old and new, with plenty of rented property in places like Harrow, Wembley and Kenton. Sound sealant and clean grout keep water out and rooms looking cared for.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in HA1.
Greenhill: If you let a flat or house near Harrow-on-the-Hill station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Saint Jerome Church of England Bilingual School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Why it fails
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
Most people get in touch when they notice one of these:
- Splits where the tray meets the wall
- Water getting behind the kitchen upstand
- Two layers of silicone, both failing
- Damp behind the bath or under the tray
Different surfaces, different methods
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
What happens if it’s left?
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last.

What affects the cost of bathroom resealing
You’ll get a clear quote before we start. It takes into account:
- The number of rooms or windows
- Access and height
- The old material and how stubborn it is
- When we can work, for business premises
Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.
What we need to know
To make quoting easier, please include:
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- Pictures of the joints, sent by email
- What’s wrong with the joints now
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved.
What sealant work can’t fix
We won’t take on work that will not last, so these are the limits:
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
- Tiles that have come away from the wall
HA1: your questions answered
Will the old sealant be removed?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
My sealant has gone black. Can you sort it?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Where are you based?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
Do you come to HA1?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes HA1.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or email us.
