Bathroom resealing in HA8: how it works
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include lumpy, uneven sealant from a DIY attempt and mouldy sealant that has gone black, on basins & vanity units, baths and sinks & splashbacks.
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a morning or an afternoon for most single baths and showers.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
What you’ll pay
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Where we work in HA8
In HA8, bathroom resealing takes in flats, houses, rentals and businesses, from Stanmore, Burnt Oak and Edgware to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in HA8.
Burnt Oak: As a London address, Burnt Oak can be tricky for parking: let us know about parking bays, permits or a driveway. Letting a property close to Mill Hill Broadway station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
How the job changes by surface
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.
Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
What sealant work cannot fix
Before you book, it’s worth knowing the limits:
- Movement from a bath with loose feet or no proper support
- A leaking waste, trap or valve
- Tiles that have come away from the wall
Why deal with it now?
Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is normally all it takes. If something else is wrong, we will tell you.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
For landlords and businesses
We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
Questions from HA8
Is there any odour?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
How much does bathroom resealing cost in HA8?
Size, access and the old material all affect the cost. Call for a quick quote.
Do you come to HA8?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
Can I choose the colour of the sealant?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
Do you work for letting agents?
Yes. We work in homes, commercial premises and hotels, and we’re fully insured.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
How long will the resealing take?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
