Bathroom resealing in Broadfields Estate

Broadfields Estate homes and their sealant

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Rosh Pinah Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near St Andrew, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Mill Hill Broadway station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

About our bathroom resealing in Broadfields Estate

Across Broadfields Estate, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and people most often call us about new sealant laid over old sealant that is now lifting and a messy, uneven bead from a previous reseal.

Hard London water leaves limescale on sealant, grout and taps alike. In Broadfields Estate, bathroom resealing is as much about a room looking cared for as about keeping water out.

A 12-month guarantee comes as standard.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the job changes by surface

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

How to look after the new joints

Aftercare is simple:

  • Do not leave water standing on kitchen joints
  • Keep an eye on the corners, where splits start
  • Don’t let bottles sit on the bead
  • Squeegee the walls and tray after use

Keep water off the new bead until it has cured, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Why act early in Broadfields Estate

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a flat in Broadfields Estate, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

Broadfields Estate questions

Do you work for hotels and guest houses in Broadfields Estate?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Could a tired shower seal in my Broadfields Estate flat affect the neighbours below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. Cutting out the old sealant and laying a new bead early stops it getting that far.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.

Can I choose the colour of the sealant?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

Do you come to Broadfields Estate?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Broadfields Estate included.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What we do, step by step

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes a couple of hours for a single bath or shower. In a London area like Broadfields Estate, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
