Bathroom resealing across WD6: what to expect
A bead that has gone black, split or come away is worth sorting before it lets water through. Just phone 0345 464 0079 or email us with a photo of the joints, and we will send you a clear quote before any work starts. We work on basins & vanity units, kitchen worktops & upstands and baths, and the jobs we see most are cracked, shrunken or lifting silicone and water getting behind the kitchen upstand.
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It usually takes half a day or less for one room, longer when the kitchen is included.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
How we quote
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why book with us
- 20+ years of sealant experience
- Colour agreed with you before we start
- We leave the area clean and tidy
- ARBOMaster approved applicator

Where we work in WD6
Our bathroom resealing work across WD6 covers homes, rentals and businesses, from Borehamwood, Elstree and Deacon's Hill to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in WD6 is planned around the forecast.
Borehamwood: Managing a site like St Teresa Catholic Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to All Saints church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Landlord and commercial work in WD6
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When something else is needed
We will not take on work that will not last, so these are the limits:
- Tiles that have come away from the wall
- Water coming from the plumbing rather than the joint
- Movement from a bath with loose feet or no proper support
Why act early?
Tired sealant is not a reason to replace a bath or shower. Replacing the joint is generally all it takes. If we find a deeper problem, you will hear it from us.
What your quote should include
- Who turns up on the day
- What guarantee comes with the work
- Are they insured?
- How the surfaces are prepared before sealing
How the job changes by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
WD6: your questions answered
Can you reseal around my kitchen sink and worktop?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Do you work for letting agents?
Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
