Bathroom resealing in Borehamwood

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on baths, wet rooms and basins & vanity units, and people most often call us about a joint torn by a bath that flexes and gaps between the worktop and the wall.

In a town like Borehamwood, older streets sit alongside newer estates, so bathrooms range from long-standing suites to recent refits. Whatever their age, sealant and grout tend to go before anything else.

Your job is guaranteed for a year, as with all our work.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Do not let bottles sit on the bead
  • Keep scourers and sharp tools away from the bead
  • Look for lifting corners and small gaps now and then
  • Give the silicone its full cure time

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Bathroom resealing around Borehamwood

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you live in an older home near All Saints church, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Elstree & Borehamwood station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why deal with it now?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite. Around Borehamwood, failed sealant lets water into hidden places, such as under the floor, behind a panel or into a wall. Left alone, that means rot, damp and a bigger repair.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear price before we start.

Common questions in Borehamwood

What guarantee comes with bathroom resealing in Borehamwood?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you work for landlords with property near Elstree & Borehamwood station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Is white the only colour available?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Where are you based?

Mr Mastic is based in Crawley. We cover Borehamwood and the rest of Hertfordshire.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

How it works

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes around two hours for one bath or shower, longer for a whole bathroom in most cases. A visit in Borehamwood needs access to the work and a place to park close by. If the job is outside, mention gates, side access and anything above ground floor.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules
  • Tell us about any previous sealing or DIY attempts

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we’re called out for in Borehamwood

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

These are the problems we are asked about most:

  • A messy, uneven bead from a previous reseal
  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen
  • Black spots spreading through the bead

If you look after a building such as St Teresa Catholic Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Our hiring checklist

Different surfaces, different methods

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
