About bathroom resealing in NW4

A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you call 0345 464 0079 or email us, and you will get a clear quote before any work starts. Typical jobs include water escaping at the shower enclosure and cracked, shrunken or lifting silicone, across baths, sinks & splashbacks and shower trays & enclosures.

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a morning or an afternoon for most single baths and showers, including the tidy-up.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

What you’ll pay

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What you get with us

  • More than 20 years in sealant work
  • Sealant colour chosen to suit
  • Old sealant always removed completely
  • 12-month guarantee on every job

Bathroom resealing across NW4: local notes

NW4 has homes of every age, old and new, and in places like Hendon, Colindale and Grahame Park there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building.

Hendon: For landlords with property near Hendon station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Christ Church Hendon, older homes can move a little, which is hard on rigid grout and tired sealant.

Why it fails

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

The problems people generally mention when they call are:

  • Gaps between the worktop and the wall
  • New sealant laid over old sealant that is now lifting
  • Failed sealant on the screen profile
  • A joint torn by a bath that flexes

How the job changes by surface

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

How to look after the new joints

To keep the joints looking good and working properly:

  • Look for lifting corners and small gaps now and then
  • Squeegee the walls and tray after use
  • Move toiletries away from the joint
  • Wipe up water along the back of the worktop

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

How we quote for bathroom resealing

For a quick quote, just ask. What matters most is:

  • The size of the job
  • Any working-time requirements on site
  • Any mould that needs treating
  • The number of rooms or windows

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

What to tell us when you ask for a quote:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, call 0345 464 0079 or send us an email.

Your questions about bathroom resealing in NW4

Do you cover NW4?

Yes. We’re based in Crawley and work across South East England, London and Scotland, NW4 included.

Can landlords and businesses book you?

Yes. We work in homes, commercial premises and hotels.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
