Bathroom resealing in N20: how it works
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, sinks & splashbacks and baths, and the jobs we see most are cracked, shrunken or lifting silicone and new sealant laid over old sealant that is now lifting.
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
What you’ll pay
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What you get with us
- An ARBOMaster approved applicator
- Sealant colour chosen to suit
- Tidy, careful work
- Trusted Arbo and Everbuild sealants

Where we work in N20
In N20, bathroom resealing takes in flats, houses, rentals and businesses, in Barnet, Whetstone and Friern Barnet and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in N20.
Oakleigh Park: Schools such as Queenswell Infant & Nursery School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Oakleigh Park is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
Signs you need bathroom resealing
The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.
The problems people generally mention when they call are:
- Damp behind the bath or under the tray
- A reseal done over the top of the old bead
- Water escaping at the shower enclosure
- Mouldy sealant that has gone black
Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Work for landlords, hotels and businesses
For anyone letting property in or around N20, jobs at different addresses can be quoted together. Send us the addresses and the work at each.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
What happens if it’s left?
Sorting it now is quick: it takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating.
What your quote should include
- Whether all the old sealant comes out first
- What the quote includes, VAT included or not
- Whether the sealant suits the joint
- What guarantee comes with the work
What affects the quote in N20
For a quick quote, just ask. The main things that affect it are:
- Whether the work is at height
- The number of rooms or windows
- The product the joint needs
- Whether old sealant or filler has to be cut out
What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.
Asking for a quote
You do not need to know the technical terms. Just tell us:
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
- Photos by email, if that is easy
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
N20: your questions answered
Can landlords and businesses book you?
Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can mouldy silicone be sorted out?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Is the work guaranteed?
Yes. Every job carries our one-year guarantee, and we are fully insured.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
