Trusted sand mastic in Oakleigh Park

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Sand mastic in Oakleigh Park

We work across Oakleigh Park renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. We work on sash and case windows, brick reveals and timber door frames, and people most often call us about a silicone bead on a sash window that spoils the look and gaps round a timber door in stone or brick.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.

You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

How it works

The work is kept neat and contained to the area we’re working on. The job normally takes anything from a few hours to a full day, depending on how many windows. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit

Your questions about sand mastic in Oakleigh Park

Do you cover Oakleigh Park for sand mastic?

Yes, Oakleigh Park is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing.

Can parking be tricky for a visit in Oakleigh Park?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

How long does the job take?

As a guide, most jobs take anything from a few hours to a full day, depending on how many windows. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Can I add another job to the visit?

Yes. Just list everything you need.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Leave the new mastic unpainted
  • Have rotten timber repaired before new mastic goes in
  • Go gently near the mastic when preparing windows
  • Inspect the joints round the windows every year or so

Don’t run silicone over the new mastic. If anything cracks, get it looked at rather than patching it.

Sound mastic protects the frame. Failed mastic lets water reach the timber, which can lead to rot.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

When something else is needed

We’ll always be straight with you, so here’s what new sealant will not do:

  • Sash cords, weights and draught-proofing of the sashes
  • Putty and glazing repairs
  • Decisions on consent for listed homes

If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Brick reveals

An open joint at a brick reveal lets weather in. Renewing the mastic closes it.

Tenement and terrace windows

Where a building is shared, window work may involve neighbours so it’s worth checking responsibilities.

What sand mastic looks like in Oakleigh Park

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Heath Hall (about 3.5 miles south) nearby, there’s older building stock in the area around Oakleigh Park as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Rented homes near Oakleigh Park station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out. Homes close to Church of St John include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Oakleigh Park is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
