Our bathroom resealing service in EN4

Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you call 0345 464 0079 or drop us an email, and we’ll send you a clear quote for bathroom resealing in EN4. We work on baths, sinks & splashbacks and kitchen worktops & upstands, and the jobs we see most are a messy, uneven bead from a previous reseal and cracked, shrunken or lifting silicone.

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

What you will pay

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

How to get a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

Bathroom resealing across EN4: local notes

Across EN4, from Barnet, New Barnet and Osidge outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in EN4 is planned around the forecast.

Cockfosters: As a London address, Cockfosters can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Homes close to Christ Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

When something else is needed

We’ll always be straight with you, so here’s what new sealant will not do:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Failed grout lines across the wall
  • Cracks in the tray itself rather than the joint

How we quote for bathroom resealing

You will get a clear quote before any work starts. It’s based on:

  • How many areas need sealing
  • Any mould that needs treating
  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

Helping us quote

There’s no need for technical detail. Just tell us:

  • The type of property
  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • Roughly how big the job is

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Keep the fan on for a while after bathing
  • Stick to a soft cloth and a mild cleaner
  • Dry worktop joints after washing up
  • Squeegee the walls and tray after use

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

What happens if it’s left?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again.

What your quote should include

  • How long the guarantee is
  • Who turns up on the day
  • Is VAT in the price?
  • Which sealant they’ll use, and why

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

EN4 questions

Is it messy?

We keep the work tidy. We protect what’s around the joints.

When can I use the bath or shower again?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Does the resealing come with a guarantee?

Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Can mouldy silicone be sorted out?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
