Bathroom resealing in HA2: how it works

A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you call 0345 464 0079 or email us, and you will get a clear quote before any work starts. Typical jobs include water getting behind the bath panel and mouldy sealant that has gone black, across wet rooms, basins & vanity units and sinks & splashbacks.

At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes a couple of hours for a single bath or shower, depending on the amount of work.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Where we work in HA2

HA2 has homes of every age, old and new, and in places like Harrow, Hatch End and Wealdstone there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in HA2.

Harrow: If you look after a building such as Whitmore High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Harrow-on-the-Hill station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why act early?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later.

Looking after it afterwards

So the new joints stay in good condition:

  • Give the silicone its full cure time
  • Avoid abrasive pads on the sealant
  • Move toiletries away from the joint
  • Keep the fan on for a while after bathing

Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Different surfaces, different methods

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

What sealant work cannot fix

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Damage behind the tiles that needs a tiler
  • A tray that rocks until it’s re-bedded
  • Water getting in through the grout rather than the sealant

Signs you need bathroom resealing

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

The problems people normally mention when they call include:

  • Cracked, shrunken or lifting silicone
  • New sealant laid over old sealant that is now lifting
  • Black spots spreading through the bead
  • A messy, uneven bead from a previous reseal

HA2 questions

Is it OK to put new sealant on top of the old bead?

No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

Do you hold any approvals?
