About bathroom resealing in UB1

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just phone 0345 464 0079 or send us an email with a photo of the joints, and you’ll get a clear quote before any work starts. We’re often asked to deal with new sealant laid over old sealant that is now lifting and water getting behind the bath panel, on wet rooms, shower trays & enclosures and basins & vanity units.

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for a single bath or shower.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Bathroom resealing across UB1: local notes

From Southall, Greenford and Yeading to its smaller places, homes across UB1 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in UB1, joints are cleaned back properly before anything new goes in.

Dormers Wells: Dormers Wells is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Homes close to Emmanuel Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Surface by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • How easy the joints are to reach
  • Any working-time requirements on site
  • The number and length of the joints
  • Whether there’s mould to deal with

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • The address or postcode of the job
  • Whether it’s a home or a business
  • The rough size of the job
  • Photos by email, if that’s easy

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or send us an email.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Don’t let bottles sit on the bead
  • Keep the fan on for a while after bathing
  • Keep scourers and sharp tools away from the bead
  • Squeegee the walls and tray after use

Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Why act early?

Sorting it now is quick: it takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

  • Whether all the old sealant comes out first

UB1 questions

Can I add another job to the visit?

Yes. Just list everything you need.

How long does it take to reseal a bath or shower?

Allow around two hours for one bath or shower, longer for a whole bathroom. You’ll know how long to expect before any work starts.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover UB1.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
