Our bathroom resealing service in HA0
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on shower trays & enclosures, wet rooms and baths, and people most often call us about sealant that has split, shrunk or peeled away and new sealant laid over old sealant that is now lifting.
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the amount of work.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Around Alperton
Typical jobs here are in homes near St Benedict's School, Perivale Primary School and St. Raphael's Edible Garden, among other places. Other local landmarks include Alperton Community School (under half a mile north-east), Brentham Clubhouse pub (0.9 miles south-west) and St James Church Alperton (within half a mile north-east). Alperton’s nearest station is Wembley Central station, about 0.8 miles north. Other landmarks nearby include London Transport Museum Depot (2.6 miles south) and London Designer Outlet (1.3 miles north-east). Not far away are Castlebar Hill and Fox Wood.
Bathrooms and kitchens across HA0
Across HA0, from Wembley, Stonebridge and Alperton outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in HA0, joints are cleaned back properly before anything new goes in.
Alperton: If you live in an older home near St James Church Alperton, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Alperton Community School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What affects the quote in HA0
We don’t publish a price list, because no two jobs are the same. What we look at:
- The product the joint needs
- Any mould that needs treating
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- Where the job is, and your postcode
- If it’s domestic, commercial or a hotel
For a quote, ring 0345 464 0079 or email us with the location and a short description of the problem. We will give you a clear quote before any work starts.
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Wait for the cure time we give you
- Keep the fan on for a while after bathing
- Wipe up water along the back of the worktop
- Move toiletries away from the joint
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
What sealant work can’t fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Cracks in the tray itself rather than the joint
- Loose or hollow tiles, or failed tanking behind them
- A bath or tray that moves because it is not properly supported
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Why it fails
Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone usually won’t clean off.
The most common problems we see are:
- Sealant that has split, shrunk or peeled away
- Shrunken sealant along the back of a worktop
- Two layers of silicone, both failing
- A joint torn by a bath that flexes
Your questions about bathroom resealing in HA0
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Are you fully insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Is the work guaranteed?
Yes. All our work comes with a 12-month guarantee, and we are fully insured.
I rent my home. Can I book you?
Yes. Check with your landlord; we can send the quote to them too.
How long does a bath or shower reseal take?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
