Bathroom & kitchen resealing in Preston, Greater London

What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- A bath or tray that moves because it isn’t properly supported
- Water coming from the plumbing rather than the joint
- Failed grout lines across the wall

Bathroom resealing in Preston
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have leaking joints on a shower screen and cracked, shrunken or lifting silicone, we can help.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Preston, getting the joints right keeps water where it belongs and the room looking clean.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

FAQs for Preston
I let a flat near South Kenton station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before any work starts.
Can worn sealant in a flat in Preston cause a leak downstairs?
Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you do commercial work?
Yes. We can plan bigger jobs in stages to suit the site.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
What colours of sealant can you use?
There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How it works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a couple of hours for a single bath or shower. For a job in Preston, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit

Advice
Landlord and commercial work in Preston
We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Preston homes and their sealant
In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. There are hotels and other places to stay in and around Preston. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
For site and facilities teams at buildings such as Preston Park Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of the Ascension, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near South Kenton station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Aftercare tips
After the cure time, these simple habits help:
- Keep scourers and sharp tools away from the bead
- Wipe the sealant dry after showering
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
What happens if it’s left?
Dealing with sealant early is a short job: the work takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Preston, the repair is bigger than the sealant job would have been.
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and send you a clear quote before work begins.

What the job involves on each surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point.
