Bathroom resealing across W3: what to expect
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across W3. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We are often asked to deal with shrunken sealant along the back of a worktop and black spots spreading through the bead, on baths, shower trays & enclosures and sinks & splashbacks.
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

Other local landmarks include Derwentwater Primary School (under half a mile west), Leap Service - the National Autistics Society (within half a mile south-west) and The Windmill pub (less than half a mile south). There’s a railway station in Acton itself: Acton Central station. Bathroom resealing across W3: local notes
Homes across W3 range from older properties to new builds, with plenty of rented property in places like Ealing, Acton and Harlesden. Sound sealant and clean grout keep water out and rooms looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in W3, surfaces are cleaned back properly before new sealant goes in.
Acton: As a London address, Acton can be tricky for parking: let us know about parking bays, permits or a driveway. If you let a flat or house near Acton Central station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.
What your quote should include
- How much experience the applicator has
- Is the old sealant removed completely?
- When the joint can take water or movement
- Whether they’re fully insured
What sealant work can’t fix
In fairness, there are a few things sealant will not fix:
- Water getting in through the grout rather than the sealant
- Loose or hollow tiles, or failed tanking behind them
- A cracked shower tray or bath (that needs repair or replacement)
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Quotes for bathroom resealing in W3
Call for a quick quote. The main things that affect it are:
- Whether there’s mould to deal with
- The old material and how stubborn it is
- The number and length of the joints
- Which sealant suits the joint
Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
Asking for a quote
There’s no need for technical detail. Just tell us:
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
- If someone has resealed it before
- How many joints, rooms or windows are involved
Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand.
Surface by surface
Baths
Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
Common questions in W3
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Do you cover W3?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes W3.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
Can I choose the colour of the sealant?
You are not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Is it messy?
We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
