Bathroom resealing in Ealing, done properly

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you phone 0345 464 0079 or drop us an email, and you will get a clear quote for bathroom resealing in Ealing. We work on basins & vanity units, shower trays & enclosures and sinks & splashbacks, and people most often call us about a bead that has pulled away from the tiles and water escaping at the shower enclosure.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Ealing, getting the joints right keeps water where it belongs and the room looking clean.

Common questions in Ealing

Could a tired shower seal in my Ealing flat affect the neighbours below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Do you take on hotel work around Ealing?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you come to Ealing?

Yes. We cover Ealing, as part of our work across South East England, London and Scotland. To book, phone 0345 464 0079 or email us.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

How long before the new sealant can get wet?

After around 24 hours in most cases. You’ll get the exact cure time before we leave.

Can I choose the colour of the sealant?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

Can I add another job to the visit?

Yes. Just list everything you need and we will quote it together.

How much does bathroom resealing cost in Ealing?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Surface by surface

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.

Quotes for bathroom resealing in Ealing

Jobs vary more than people expect. What affects the quote:

  • The size of the job
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • Where the property is
  • Roughly how big the job is

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or send us an email.

Bathrooms and kitchens in Ealing

London has hard water, so limescale builds up on sealant, grout and fittings. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.

If you live in an older home near St Saviour's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Ealing Broadway station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. As a London address, Ealing can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Failed grout lines across the wall
  • A leaking waste, trap or valve

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

  • Basins & vanity units
  • Baths

  • Sinks & splashbacks

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes around two hours for one bath or shower, longer for a whole bathroom. In a London area like Ealing, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • Let us know about parking restrictions
  • Move anything stored near the joints
  • Mention any leaks or damp you’ve noticed

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

What you get with us

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
